Commercial work's a different beast entirely. You're balancing brand identity, functionality, budgets, and usually some pretty tight timelines. We've done everything from boutique retail to office spaces.

What separates good commercial design from great? Understanding the actual workflow. We spent two weeks shadowing staff at a clinic before we even touched our drafting software. Sounds excessive maybe, but that project came in ahead of schedule and they've referred us three times since.

Sustainable Building Solutions

Sustainable design

This isn't a side thing for us - it's baked into literally everything we do now. Started exploring passive house principles around 2015 and man, once you see the difference it makes...

Interiors and architecture shouldn't be separate conversations. We've always handled both because, c'mon, what's the point of a beautiful shell if the inside doesn't work or feel right?

Landscape Integration

Landscape architecture

Buildings don't just sit on land - they should belong there. We've partnered with landscape architects enough times that we've picked up more than a few tricks about site integration.

Native plantings, natural drainage patterns, outdoor living spaces that actually get used. We're looking at how the building meets the ground, where water goes, how to frame views. It's about creating a whole environment, not just a structure.

Historic renovation

Historic Renovation

This one's tricky but incredibly rewarding. Toronto's got some gorgeous old buildings that deserve better than demo or Band-Aid fixes. We've gotten pretty good at respectful modernization.

The challenge? Updating systems, meeting current codes, and adding modern amenities while keeping the character that made the building special in the first place. We've worked with heritage committees, dealt with century-old foundations, found original materials in salvage yards. It takes patience and creativity.

Sometimes you're dealing with structural issues nobody knew existed until you open up a wall. We build extra time and budget into these projects because surprises are basically guaranteed. But when you see a 1920s warehouse become someone's dream loft while keeping those original timber beams and brick? That's the good stuff.

How We Actually Work

Every project's different, but there's a rhythm to what we do. We've refined this over the years and it seems to work pretty well.

Discovery

We meet, we talk, we listen. Site visits happen early. We're gathering info but also getting a feel for how you think and what matters to you.

Concept Development

Sketches, mood boards, preliminary drawings. This phase is collaborative - we're testing ideas, getting feedback, refining the vision together.

Design & Documentation

Now we're getting detailed. Full drawings, material specs, engineering coordination. Everything a builder needs to actually make this happen.

Construction Support

We don't just hand off drawings and disappear. Site visits, contractor questions, material selections - we're there through the build phase.
